The flooring in a home has a significant impact on its resale value and in today’s market, anything that’s not carpeting is a distinct advantage. Modern homeowners are busier than ever and are looking for flooring that’s easy-care and doesn’t require much in the way of maintenance. An increasing concern is air quality and illness. Hardwood

Those looking to buy prefer solid hardwood floors, or engineered hardwood, above all others. The flooring, once out of favor, became trendy again during the 1980s and 1990s. If you can afford it, stone will provide an ROI of about 70 percent. When choosing stone, it’s important to compare the type of stone and its price point. Granit is the most desirable, followed by slate, travertine, limestone and marble.

Porcelain and Ceramic Tile

When properly installed, porcelain and ceramic tile can provide a significant return on investment. Ceramic typically provides a 70 percent return, while porcelain averages 55 percent. Porcelain is denser than ceramic and has the potential to retain its appearance for decades, but it has a higher price tag which is why there’s a lower ROI.

Alternatives

If you want a quick fix for selling your home or you’re an investor that intends to flip a house, laminate and luxury vinyl are cost effective options. They typically don’t impact the overall selling price significantly, but they’re an idea option for sprucing up a dwelling for prospective buyers.

Laminate is available in planks that look like hardwood and tiles that imitate the look of stone. Even though it’s not hardwood, it provides the same appearance and that’s what buyers are seeking. Luxury vinyl is also offered in planks that give the appearance of hardwood, along with tiles that emulate high-end stone and marble. It’s a lower cost alternative that can still be attractive to buyers.
